VGK Builders – Terms & Conditions

1. General Information

VGK Builders (hereafter referred to as “the Company”) provides real estate development services, including residential plots, apartments, and villas. By accessing or engaging with any of our services, websites, properties, or campaigns, you agree to the terms set forth below.

2. Booking & Allotment

• Booking of units is subject to availability and receipt of the booking amount.
• Allotment is provisional until confirmation is issued by VGK Builders.
• The Company reserves the right to cancel any provisional allotment if terms are not complied with.

3. Payment Terms

• Payment shall be made as per the schedule provided at the time of booking or in the Agreement for Sale.
• Delayed payments may attract penalty interest as per the applicable laws and agreement terms.
• All cheque/DD payments must be drawn in favour of “VGK Builders” and are subject to realization.

4. Project Approvals & Changes

• All project approvals, sanctions, and plans are subject to local authority norms and may change as required by regulatory conditions.
• VGK Builders reserves the right to make minor alterations to plans, specifications, or layouts, if necessary.

5. Possession & Handover

• Possession shall be delivered as per the timeline committed in the agreement, subject to force majeure conditions.
• Delay in possession due to natural calamities, government restrictions, or legal disputes will not be considered a breach of commitment.

6. Cancellation & Refund

• Cancellations are subject to deduction of administrative charges as mentioned in the agreement.
• Refunds (if applicable) will be processed within 90 working days from the date of cancellation approval.

7. Maintenance & Association

• Maintenance charges are applicable as per the agreement and will be handed over to the residents’ association after project completion.
• The buyer is responsible for paying advance maintenance, property tax, and any statutory dues as applicable.

8. Liability Disclaimer

VGK Builders is not liable for any indirect, incidental, or consequential losses due to the usage of information or delays in construction caused by external factors.

9. Intellectual Property

All content, images, designs, and materials provided by VGK Builders (online or offline) are proprietary and cannot be copied or reused without written consent.

10. Jurisdiction

All legal disputes are subject to the jurisdiction of Chennai, Tamil Nadu courts.

11. Privacy & Data Use

Customer data shared with VGK Builders during inquiries or bookings will be handled confidentially and may be used for internal marketing purposes, unless opted out by the customer.
